Should I repair my roof or replace it?

Three things decide it: the age of the roof, whether the shingle mat is still flexible, and how many separate places are failing. A roof under fifteen with damage in one area is nearly always a repair. A roof past twenty with granules building in the gutters, curling edges and leaks in more than one room is spending money twice if it is patched. The trap is that replacement is a clean job with a clean number and repair is fiddly and hard to price from the ground, so the incentive across the whole trade points one way.

Age tells you less than the state of the mat

Composition shingles are sold as 25 or 30 year products and in North Texas heat they commonly reach 15 to 20. But two identical roofs on the same street, installed in the same month, can differ by five or six years depending on how they were nailed and whether the attic underneath them was ventilated.

What you are really assessing is whether the asphalt is still flexible. A healthy shingle bends. One at the end of its life has hardened, so it cracks instead of flexing, and lifting it to reach a nail breaks it. That is the practical dividing line: when a roof can no longer be repaired without damaging the shingles around the repair, it has stopped being repairable regardless of what the calendar says.

Count the failures, not the size of them

One leak in one room is a defect and defects get fixed. Leaks in three rooms are a pattern, and a pattern means the roof system rather than a component. This is more diagnostic than how bad any single leak looks, because a dramatic leak from one split pipe boot is a two hundred dollar repair and three slow stains can be the end of a roof.

Granules in the gutters is the other count that matters. A handful after a new roof is normal. Steady accumulation from an older roof means the asphalt is exposed, and once it is exposed it hardens quickly.

The maths that decides it

Divide the cost of the repair by the years it buys. A one thousand dollar repair on a roof with ten years left is a hundred dollars a year. The same repair on a roof with three years left is over three hundred a year against the cost of a replacement you are going to buy anyway, and now you have paid for the repair as well.

That framing also protects you in the other direction. Where a repair genuinely buys a decade, replacing instead throws away the remaining life of a roof you already own, and the fact that the new one has a longer warranty does not get that back.

There is a third case worth naming: repair deliberately, to reach a better moment. A roof three years from replacement, on a house being sold next spring, or on a household that would rather not spend this year, is a legitimate repair even when replacement is the eventual answer.

Related questions

Can part of a roof be replaced?

A single slope can be, and it is sometimes the right answer where one elevation took hail and the others did not. It will not match the rest for color, and the roof still ages as one.

How many times can a roof be repaired?

As many times as the shingles will tolerate being lifted. When the mat has hardened enough that reaching the nails cracks the surrounding shingles, each repair creates the next one.

Does a repair void a shingle warranty?

A manufacturer warranty covers material defects and generally survives a competent repair. Workmanship warranties are the ones with conditions, and those come from whoever installed the roof.

How do I get an honest answer?

Ask directly how many years the roof has left, and ask for photographs of what was found. A contractor willing to say a roof has ten years in it is giving up a sale to tell you the truth, and that is the answer worth having.

Let's Work Together

Find out what the roof actually needs.

Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
