Inspection

What this job involves, and what moves the price.

Most people who call a roofer have already decided what they need, and are really calling for a price on it. A free inspection is only worth anything to the ones who have not decided, which means it has to be able to end with the answer that nothing needs doing.

A roof inspection that is worth anything happens in two places. On the roof, someone is looking at the field of the shingle, the valleys, every penetration, the ridge, the drip edge and the state of the soft metal. In the attic, someone is looking at the underside of the decking for daylight, for staining, for the dark fanning that says a leak has been running for a while, and at whether the insulation is wet. A roof can look fine and the attic can tell you it is not.

Included The roof surface, valleys, penetrations, ridge and drip edge · Soft metal around the property, which is where hail leaves a record · The attic: decking, staining, daylight and wet insulation · Ventilation intake and exhaust, checked as a pair · Photographs of what was found and a written scope if work is needed

How It Works

01

Call or send the form

Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.

02

Someone gets on the roof

And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.

03

Photographs and a scope

You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.

04

The work, then the sweep

A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.

Before You Call

Inspection, answered.

What does a roof inspection cost?

Nothing here. That is standard across most of the Dallas market for residential roofing, so it should not be the reason you pick anyone.

How often should a Dallas roof be inspected?

Once a year is sensible, and after any storm that dropped hail on your street. North Texas gets enough weather that annual is not overcautious.

What should I get afterwards?

Photographs of anything that was found, and a written scope if work is recommended. If all you get is a number and pressure to sign that day, that is a reason to get another opinion.

Do you need to get in my attic?

It helps a great deal. The underside of the decking shows old leaks and active ones far more reliably than the shingle surface does, and it is the only place ventilation can be judged properly.

Can you inspect a roof for a home purchase?

Yes, and it is worth doing separately from the general home inspection. A general inspector looks at a roof from a ladder at the eave; a roofer walks it. The two reports routinely disagree.

Why Homeowners Pick Us

An inspection that cannot end in "nothing yet" is a sales call.

Plenty of Dallas roofs turn out to be fine, and hearing so is worth the visit. The photographs are yours either way.

The Difference

The part that decides whether it lasts.

What the inspection should produce is photographs and a written scope, because you cannot see the roof and the person who did the work can. An inspection that produces only a verbal number and a hard close is a sales call with a ladder.

Ventilation gets checked at the same time because it is free to look at and expensive to ignore. A Dallas attic with ridge vents and no soffit intake is a sealed oven, and it cooks the shingles from underneath at a rate no warranty covers.

Let's Work Together

Find out what the roof actually needs.

Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
