Replacement

What this job involves, and what moves the price.

A roof is priced by the square, which is a hundred square feet, and the number of squares is the smallest part of what you end up paying. Pitch decides whether a crew can walk the roof or has to rope it. Layers decide how much comes off before anything goes on. Penetrations decide how much flashing gets rebuilt: every vent, every pipe boot, every skylight and every chimney is its own small waterproofing job, and a roof with fifteen of them costs more than a roof with four at the same square count.

Decking is the one that moves the number after work starts, and it is the one nobody can price from the driveway. You find out what the plywood underneath is like when the old roof is off it. A quote that does not say what happens if the deck is soft is a quote that has not decided yet, so ask before you sign, and ask what the per-sheet price is.

Included Free inspection and a written scope before any price · Tear-off to the deck, with soft plywood replaced · New underlayment, drip edge and ice-and-water at the valleys · Flashing rebuilt at every chimney, vent and skylight · Ridge ventilation checked against the intake in the soffits · Magnet sweep of the drive, lawn and beds

How It Works

01

Call or send the form

Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.

02

Someone gets on the roof

And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.

03

Photographs and a scope

You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.

04

The work, then the sweep

A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.

Replacement, answered.

How much does a new roof cost in Dallas?

A typical single-story Dallas home in composition shingle lands somewhere in the 9,000 to 20,000 range in 2026, and the spread is real rather than hedging: pitch, layers, decking and the number of penetrations move it more than square footage does. Tile, slate and standing-seam metal sit well above that. Nobody can narrow it without getting on the roof.

How long does a roof replacement take?

Most single-family tear-offs are one to three days on the roof. Tile and slate take longer because the material is heavy, brittle and loaded by hand. Weather is the variable nobody controls: an open deck cannot sit through a storm, so crews watch the forecast and stage the tear-off around it.

Do I have to be home while the roof is replaced?

No. What matters is that vehicles are out of the driveway, that anything fragile in the attic is covered, and that pets are somewhere quiet. Tear-off is loud and it shakes the ceiling more than people expect.

What happens if the decking underneath is rotten?

It gets replaced, because nothing fastened to soft plywood holds. This is the standard change order on a reroof and it should be priced per sheet in the original quote so the number is agreed before anyone is surprised by it.

Can a new roof go over the old one?

Texas allows two layers, and it is cheaper on the day and worse afterwards. The second layer hides the decking, traps heat, adds weight, and makes the next replacement more expensive. It is also very hard to flash properly around a chimney over an existing course.

Why Homeowners Pick Us

A tear-off is the only time anyone sees your decking.

The plywood or plank under the shingles is hidden for twenty years and then visible for one afternoon. What is found there decides whether the new roof lasts as long as the old one did.

The Difference

The part that decides whether it lasts.

Material changes the maths more than most homeowners expect. Composition shingle is the default across Dallas because it is fast and cheap to replace. Tile and slate are neither, which is why so many of them get torn off and shingled over when the honest answer was a few hundred broken pieces and a repointed ridge. Deciding that properly means someone getting on the roof first.

Let's Work Together

Find out what the roof actually needs.

Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
