What this job involves, and what moves the price.
Attic ventilation is one system with two halves and it only works as a pair. Cool air enters low, through the soffits at the eaves. Hot air leaves high, through ridge vents, turbines or box vents near the peak. Take either half away and the whole thing stalls.
The most common defect in Dallas is exhaust without intake: ridge vents cut into a roof over an attic whose soffit vents are painted shut, blocked by insulation, or were never there. The ridge vent then does the only thing it can, which is pull air from inside the house through gaps around light fittings, and the attic stays hot.
Included Intake and exhaust measured as a pair, not counted separately · Soffit vents checked for paint, insulation and blocking · Ridge, turbine and box vent installation and replacement · Condensation staining distinguished from an actual leak · Ventilation corrected during a reroof, while the roof is already open
How It Works
Call or send the form
Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.
Someone gets on the roof
And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.
Photographs and a scope
You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.
The work, then the sweep
A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.
Before You Call
Ventilation, answered.
How much ventilation does an attic need?
The common code baseline is 1 square foot of net free vent area per 150 square feet of attic floor, or 1 per 300 when it is split roughly evenly between intake and exhaust with a vapour retarder. The split matters as much as the total.
Can you have too many roof vents?
You can have the wrong mix. More exhaust than the intake can feed makes the upper vents pull air from the house or from each other, which is worse than fewer vents correctly balanced. Mixing vent types on one roof plane causes the same problem.
Are turbine vents better than ridge vents?
Different rather than better. A turbine moves more air when there is wind and nothing when there is not. A ridge vent moves less at any moment but runs continuously along the whole peak. Both need soffit intake to do anything at all.
My attic decking is stained but the roof does not leak. Why?
Most likely winter condensation. Warm humid air from the house reaches cold decking, condenses, and drips. The stains are usually widespread rather than concentrated at one point, which is what distinguishes it from a leak.
Why Homeowners Pick Us
A reroof is the cheapest moment ventilation will ever be fixable.
Intake and exhaust only work as a pair, and both sit under the surface that is about to come off. Correcting it afterwards means opening the roof a second time.

The Difference
The part that decides whether it lasts.
A hot attic costs money in three directions. It cooks the shingles from underneath, which is why two identical roofs on the same street can differ by years. It bakes anything routed through the attic, so cooled air reaches the rooms warmer than it left. And in a Texas winter it swings the other way: warm moist air from the house condensing on cold decking, which stains plywood and looks exactly like a roof leak.
The reason to deal with it during a reroof is simple economics. The roof is open, the vents are being handled anyway, and the incremental cost of doing it right is small. Doing it later means opening a roof that does not otherwise need opening.
