Flashing

What this job involves, and what moves the price.

Flashing is the metalwork that carries water across a joint: where the roof meets a wall, a chimney, a dormer or a valley. It is where the overwhelming majority of leaks happen, because the field of a roof is a simple problem and every junction is a bespoke one.

A chimney needs several pieces working together. Step flashing goes up the sides, woven one piece per shingle course so each overlaps the one below. Counterflashing goes over the top of it and is let into a groove cut in the mortar joint, so water running down the brick is thrown out onto the step flashing instead of behind it. Base and cap flashing close the front and back. And on a chimney wider than about 30 inches, a cricket splits the water and stops it pooling against the masonry: a small ridged structure built behind the brickwork.

Included Step flashing woven per course, not run as a single strip · Counterflashing let into the mortar joint · Cricket construction behind wide chimneys · Chimney crown and mortar joint assessment · Valley, dormer and wall flashing renewal

How It Works

01

Call or send the form

Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.

02

Someone gets on the roof

And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.

03

Photographs and a scope

You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.

04

The work, then the sweep

A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.

Before You Call

Flashing, answered.

Why does my chimney leak when the roof is new?

Because chimney flashing is a separate job from the roof, and it is routinely skipped on a reroof. If the counterflashing was reused, or the new shingles were simply run up to the brick and sealed, the chimney will leak whatever the age of the roof around it.

What is a chimney cricket?

A small peaked structure built on the upslope side of a chimney to divert water around it. Codes generally require one on chimneys wider than 30 inches. Without one, water and debris pile against the back of the masonry and sit there.

Is caulk a legitimate flashing repair?

As a component, yes; as the whole repair, no. Properly installed flashing sheds water by geometry, with sealant only closing small gaps. A joint held together by sealant alone will open within a few Texas summers.

Can flashing be reused on a new roof?

Valley and step flashing generally should not be. It has been fastened, bent and weathered, and reusing it to save a small amount on materials is how a brand new roof leaks in its first year.

Why Homeowners Pick Us

Every roof is sound in the middle.

Valleys, chimneys, pipe boots and wall junctions account for the overwhelming majority of leaks. The field of a roof is a simple problem and every joint on it is a bespoke one.

The Difference

The part that decides whether it lasts.

The failure mode is nearly always the same and it is nearly always caulk. Someone runs a bead of sealant along the brick where the counterflashing should be let in, it looks fine, and it lasts two or three Texas summers before UV and thermal movement open it. Caulk is a component of a flashing detail, never the detail itself. If the fix for a chimney leak is a tube of sealant, the leak is coming back.

The brickwork matters too. Failed mortar joints and a cracked crown let water into the chimney itself, and that water shows up on a ceiling looking exactly like a roof leak.

Find out what the roof actually needs.

Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
