Leak Repair

What this job involves, and what moves the price.

Finding a roof leak is a tracing job, not a patching job. Water enters at a defect, runs along the underside of the decking or down a rafter until something stops it, and drops there. It can travel a long way sideways before it appears, so the ceiling stain is a clue about where the water landed and a poor guide to where it got in.

The attic is where the answer usually is. Wet or discolored decking, a dark fanned stain spreading from a nail, daylight around a penetration, rusted nail shanks: all of these point uphill toward the entry. Working from inside first turns a guess into a search.

Included Attic-side tracing before anything is opened on the roof · Pipe boot, valley, flashing and nail pop inspection · Hose testing where the evidence is inconclusive · Temporary tarping when water is coming in now · Decking checked around the entry point, not only the surface

How It Works

01

Call or send the form

Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.

02

Someone gets on the roof

And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.

03

Photographs and a scope

You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.

04

The work, then the sweep

A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.

Before You Call

Leak Repair, answered.

Can you find a leak without it raining?

Usually. Staining, rust patterns and daylight in the attic tell you where water has been coming in even when it is dry. Where that is inconclusive the roof can be hose-tested section by section from the bottom up.

Why does my roof only leak in heavy wind?

Wind-driven rain gets pushed sideways and upward, under shingle courses and behind wall flashing, where gravity alone would never take it. It points at flashing details and seal strips rather than a hole in the field.

What is the most common cause of a roof leak?

A split pipe boot. The rubber collar sealing around a plumbing vent degrades in UV faster than anything else on the roof, typically within 10 to 15 years, and it sits directly above ceilings.

I have a stain but no active drip. Is it urgent?

It means water got in at some point. It may be an old leak already fixed, or an active one that only runs in certain conditions. Either way the decking around it is the thing to check, because wet plywood loses its grip on fasteners long before it looks rotten.

Why Homeowners Pick Us

The stain is almost never underneath the hole.

Water enters at a flashing, runs along a rafter and drops where something stops it. Chasing the stain straight upward is how a repair misses the entry point entirely.

The Difference

The part that decides whether it lasts.

The usual culprits are boringly consistent. Split pipe boots, where the rubber collar around a plumbing vent has cracked in UV, are probably the single most common roof leak in Texas and cost very little to fix. Then step flashing at a wall, valleys that have worn through, chimney counterflashing that was never let into the mortar joint, and nail pops where a fastener has backed out and lifted the shingle above it.

A leak that only appears in wind-driven rain is a different diagnosis: water being pushed uphill under a course or in at a wall, rather than falling through a hole. Same for a leak that appears after a freeze, which is often condensation in a poorly ventilated attic rather than a roof defect at all.

Let's Work Together

Find out what the roof actually needs.

Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
