Seams, fasteners and rust, which is where a metal roof fails long before the panels do.

What this job involves, and what moves the price.
A metal roof rarely fails in the middle of a panel. It fails at the fasteners, at the seams and at the flashing, and each of those has a normal service life much shorter than the metal around it.
Screw-down panel roofs are held by exposed fasteners with a neoprene washer under the head. The metal expands and contracts through every Texas day-night swing and the panel moves against the screw. The washer flattens, cracks and lets go, usually somewhere between ten and twenty years, and the roof starts weeping at a hundred small points rather than one obvious one. Refastening a screw-down roof is routine maintenance that almost nobody budgets for.
Included Seam repair on standing seam roofs · Exposed fastener replacement and refastening on screw-down panels · Rust treatment and recoating at scratches and cut edges · Dent assessment against the policy language, not just the appearance · Coating renewal for panels that are sound but tired
How It Works
Call or send the form
Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.
Someone gets on the roof
And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.
Photographs and a scope
You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.
The work, then the sweep
A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.
Before You Call
Metal, answered.
How long does a metal roof last?
The panels commonly outlast 40 years. The fasteners, sealants and flashing do not, which is why a metal roof needs periodic attention rather than none, and why an unmaintained 25-year-old metal roof can leak worse than a shingle roof half its age.
Can hail damage a metal roof?
It dents it. Whether that is damage or cosmetics depends on the panel gauge, the size of the hail and, for insurance purposes, on your policy, because many Texas policies now carry a cosmetic damage exclusion for metal. Read that clause before you assume you are covered.
Can dents in metal panels be repaired?
Shallow dents in the flat of a panel can sometimes be worked out. Anything that has creased the panel or broken the coating is a panel replacement, because a crease will fatigue and a broken coating will rust.
Do metal roofs make a house hotter?
The opposite, usually. A light-colored or reflective-coated metal roof reflects more solar radiation than dark asphalt, and the panels sit on battens or underlayment that leaves an air gap. Attic ventilation still does more for a Dallas attic than the roof color does.
Why Homeowners Pick Us
A metal roof outlives its own fasteners.
The panels last decades. The screws holding them down carry rubber washers that harden in the sun, and every seam moves with the temperature.

The Difference
The part that decides whether it lasts.
Standing seam moves the fasteners under the seam where weather never touches them, which is why it lasts longer and costs more. Its failure mode is different: seams that were not fully engaged, or that were opened and reclosed badly during a repair, and flashing at the transitions.
Rust is the third one and it is worth catching early. A scratch through the coating on a painted steel panel will rust from that line outward. Treated and recoated at the scratch it stops there; left alone for a few seasons it undercuts the paint around it and the fix stops being cosmetic.

Find out what the roof actually needs.
Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
