What this job involves, and what moves the price.
Skylights have a reputation for leaking that the good ones do not deserve. A properly flashed skylight leaks about as often as the rest of the roof does, which is to say rarely. The reputation comes from how they are usually installed: dropped in, run around with sealant, and left to the weather.
A curb-mounted skylight sits on a raised frame and is flashed like a tiny chimney, with step flashing up the sides, a head flashing at the top and an apron at the bottom. A deck-mounted unit uses a manufacturer flashing kit designed for that specific model and that specific roof material. Either way the water is meant to be shed by overlapping metal. Where a skylight has been sealed rather than flashed, it will leak, and resealing it will buy a season.
Included Skylight resealing and full reflashing · Curb-mounted and deck-mounted units · Condensation diagnosed before anything is treated as a leak · Replacement units fitted while the surrounding roof is open · Light shaft staining traced to its real source
How It Works
Call or send the form
Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.
Someone gets on the roof
And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.
Photographs and a scope
You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.
The work, then the sweep
A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.
Before You Call
Skylights, answered.
Why does my skylight leak?
Usually because it was sealed instead of flashed. Sealant around the frame is a two-to-three-year fix in Texas UV. Correct flashing sheds water by overlap and lasts as long as the roof.
Is water around my skylight always a leak?
No. Condensation on the inside of the glass and running down the light shaft is common on skylights over bathrooms and kitchens, and it shows up on cold mornings rather than during rain. If it appears when it is dry outside, it is condensation.
Should I replace a skylight while the roof is being replaced?
If it is over about 15 years old, yes. The flashing has to be rebuilt regardless, the labor is already on site, and a failed seal or a crazed dome installed under a brand new roof means opening that roof again.
Can a skylight be resealed instead of reflashed?
It can, and it is a stopgap. If the underlying detail is sealant rather than flashing, resealing restarts the same clock.
Why Homeowners Pick Us
A skylight is a small chimney, and it wants flashing rather than sealant.
Caulk is a component of the repair and never the repair itself. A skylight sealed instead of flashed leaks again on whatever schedule the sun sets.

The Difference
The part that decides whether it lasts.
Not all skylight water is a leak. Condensation forms on the cold inner glass of a skylight over a bathroom or kitchen and runs down the shaft, which looks identical to a leak from below and behaves completely differently: it appears on cold mornings rather than during rain. Telling those apart before anyone gets on the roof saves a pointless repair.
Age is the honest limit. Older acrylic domes yellow, craze and go brittle, and the seals in older glass units fail and fog between the panes. At that point the repair is a replacement unit, and doing it while the surrounding roof is already open is far cheaper than doing it alone.

Find out what the roof actually needs.
Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
