Decking, rafters and sag. The part of a roof that a new surface hides rather than fixes.

What this job involves, and what moves the price.
Everything on a roof is fastened to the decking, so decking is the part that decides whether anything above it stays put. Plywood that has been wet for a long time loses its grip on a nail long before it looks obviously rotten, and a nail in soft plywood is a nail that will back out.
You find out what is under there when the old roof comes off, which is why the honest version of a replacement quote names a per-sheet price for decking replacement up front. A quote with no line for it either has not thought about it or is planning to have the conversation when you have no leverage.
Included Decking assessed once the old roof is off, priced per sheet · Rotten and delaminated plywood replaced · Sagging ridges and slopes traced to the framing · Cut or damaged rafters and trusses addressed before roofing · Plank decking overlaid where fasteners will not hold
How It Works
Call or send the form
Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.
Someone gets on the roof
And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.
Photographs and a scope
You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.
The work, then the sweep
A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.
Before You Call
Structural, answered.
How do I know if my roof decking needs replacing?
From the attic: staining, delamination in the plywood layers, and daylight. From the roof: soft spots underfoot and shingle courses that dip. In practice, most of it is found once the old roof is off.
How much does decking replacement add to a roof?
It is priced per sheet, and a handful of sheets is a normal, modest addition. A roof needing wholesale re-decking is a different job and should be quoted as one rather than absorbed as a change order.
My ridge line sags. Is that serious?
It is worth looking at properly. A dipping ridge points at the framing, not the surface, and the common causes in older homes are undersized rafters, a failed ridge board, or trusses cut through in the attic. New roofing over that does not fix it.
Can you roof over plank decking?
Often, but not always as-is. Gapped or split planks do not hold modern fasteners the way sheet goods do and frequently need overlaying first. It is common on older Oak Cliff and West Dallas houses.
Why Homeowners Pick Us
Nothing fastened to soft decking holds, whatever is nailed to it.
A new surface hides a bad deck rather than fixing it. Delamination and rot are found with the roof open, which is the only hour of the job they are findable in.

The Difference
The part that decides whether it lasts.
Sag is the more serious one. A ridge line that dips in the middle, or a slope that reads as wavy from across the street, points at the framing rather than the surface: an undersized or cracked rafter, a failed ridge board, a truss that has been cut through in the attic for an air handler or a run of ducting. That is a structural repair and it happens before any roofing goes on, because a new roof over a failing frame is money spent on the wrong layer.
Older Oak Cliff and West Dallas houses have their own version of this. Plank decking rather than plywood, boards with gaps between them, sometimes shifted or split. It holds fasteners differently and it usually needs overlaying before a modern roof system will perform as designed.
