Repair, Replace, or File a Claim?
Six questions that sort which of the three you are probably looking at.
Start the quizMost people call a roofer already convinced of the answer, and the expensive mistakes go in both directions: replacing a roof that had fifteen years in it, or patching one that has been leaking in four places since spring. This sorts which conversation you are likely having. It is not a substitute for someone getting on the roof.

This sounds like a repair
A roof with life left in it and damage in one place is worth repairing, and repair is where most roofers would rather quote you a replacement, because replacement is a clean job with a clean number. Get someone on the roof, get photographs of what they found, and ask directly whether the roof has years left. If it does, the answer should be a repair.

This sounds like a replacement
Granules building in the gutters, curling edges and leaks in more than one place together mean the shingle mat has hardened and the roof is at the end rather than in trouble at one point. Patching it is spending money twice. Ask for a quote that names a per-sheet price for decking replacement, because that is the number that moves once the old roof comes off.

This is worth an insurance conversation
Dented soft metal is the honest witness to a hailstorm: if the gutters and vent caps took impacts, the roof took the same ones. Hail damage to a shingle is a bruise under the surface rather than a hole, so it can be real and invisible from the ground. Get a dated inspection with photographs before you talk to your carrier, and read your policy for the deadline, because Texas carriers commonly apply one.

Too little information to say yet
Nothing here points strongly in one direction, which is normal and is exactly what a free inspection is for. A dipping ridge line in particular is worth looking at soon, because that is the framing rather than the surface and a new roof over it does not fix it. Booking the inspection costs nothing and it converts guesswork into photographs.

If You Want the Real Number
The visit costs nothing.
Including the visit that ends with someone saying the roof is fine and to call again after the next big storm.
- 01
Call or send the form
Say what you are seeing: a stain, a storm, missing shingles, or a roof you just want an opinion on.
- 02
Someone gets on the roof
And into the attic, because the underside of the decking tells you things the surface will not. The inspection is free.
- 03
Photographs and a scope
You cannot see your own roof, so you get pictures of what was found and a written scope before any number is agreed.

The work, then the sweep
A tear-off scatters nails across a property. The last job of the day is running a magnet over the drive, the lawn and the beds.
We chose Chavez Family after getting several quotes for a remove and replace roofing job on our 24 year old tile roof in Dallas. They came in at a better price than the other roofing companies we checked, while still offering the same or…

Close the range with a ladder.
Pitch, layers, penetrations and what the decking looks like underneath. None of that is visible from the ground, and all of it moves the price.
