Oak Cliff

Oak Cliff roofs sit on plank decking, not plywood

Much of Oak Cliff was built between the 1910s and the 1940s, before sheet plywood became standard. The decking on those houses is individual boards laid across the rafters with gaps between them, and it behaves differently from a modern deck in every way that matters: it holds fasteners less predictably, it splits along the grain, and it moves independently board to board.

That changes the job. Modern shingles and modern underlayments are designed around a continuous surface, so a plank deck frequently needs overlaying before a new roof will perform the way its warranty assumes. A crew that finds plank decking under a tear-off and carries on regardless is building a roof that will lose shingles at the edges within a few seasons.

FAQs

Roofing contractor in Oak Cliff, answered

Do I need permission to reroof a house in an Oak Cliff historic district?

Possibly. Several Oak Cliff neighborhoods are City of Dallas historic districts, and exterior work including a change of roofing material can require a certificate of appropriateness. Check with the city before scheduling, because it affects both timing and what material you are allowed to use.

My Oak Cliff house has a tile roof. Should I replace it with shingle?

Rarely, if the tiles are sound. The usual failure is the underlayment beneath them, and relaying the existing tile over new felt renews the roof for decades. Once tile is torn off it does not come back.

What is plank decking and does it matter?

Individual boards laid across the rafters with gaps, standard before plywood. It holds fasteners differently and often needs overlaying before a modern roof system will perform as designed. It is common on pre-1950 Oak Cliff homes.

Is hail really worse in Oak Cliff?

NOAA storm reports over recent years put the southwest quadrant of Dallas at several times the concentration of the north side. Roofs here age faster as a result, whoever installed them.

There is more original tile and slate here than anywhere else in Dallas

The Tudor and Spanish revival houses through Kessler Park, Winnetka Heights and the streets around Bishop Arts carry clay tile and slate that is now approaching or past its century. The material itself is frequently sound: slate lasts 75 to 200 years and clay tile similar, and what has failed is the felt underneath, the flashing woven through it, or a run of ridge pointing.

This is where the biggest avoidable loss in Oak Cliff roofing happens. A tile or slate roof handed to a shingle crew almost always gets quoted as a tear-off, because that is the job that company knows how to do. Once a historic tile roof has been shingled over it does not come back, and the house loses something that cannot be bought again at any sensible price.

Several of these streets sit inside City of Dallas historic districts, where exterior work including roofing material can require a certificate of appropriateness before anything starts. Worth checking before scheduling rather than after.

The hail concentrates here

Run NOAA storm reports against Dallas over a couple of years and the southwest quadrant, Oak Cliff included, takes several times the concentration that north Dallas does. It is not a small difference and it is not evenly discussed, because most of the roofing marketing in this city is aimed north.

The practical consequence is that a roof in 75211 or 75208 is being worked harder than the same roof in Preston Hollow. A twelve-year-old shingle roof here can be in worse condition than a twenty-year-old roof five miles north, and its real remaining life has less to do with the age on the invoice than with how many storms it has taken.

Tree cover changes what fails first

The mature pecans and live oaks that make these streets what they are also drop steadily onto the roofs under them. Debris builds in valleys and gutters, water backs up over the roof edge, and the north-facing slopes stay damp long enough to grow moss rather than just algae.

Overhanging limbs abrade shingles every time the wind moves them, and they are the delivery mechanism for squirrels reaching a soffit. On these streets, gutter clearing and keeping limbs off the roof does more for a roof's life than almost anything else that costs money.

Find out what the roof actually needs.

Someone gets on the roof and into the attic, photographs what is there, and tells you what it needs. That costs nothing, including when the answer is nothing yet.
